FIRST TIME HOME BUYER TAX CREDIT
If you purchase a home after April 9, 2008 but before December 1, 2009, you may be entitled to a tax
credit. The credit amount and rules are different for a 2008 purchase from those applicable to a
purchase in 2009. Also, the definition of a "first time buyer" in the program for 2009 means you have
not owned a home in the past three years.

INTEREST RATES FALL MODESTLY
JUNE 22: Conforming mortgage rates for a 30 year loan fell slightly during the week to 5.375%. 15 year
rates fell to 4.875%. Direct lenders are offering lower rates in Arizona (as low as 4.75% with 2
points). FHA backed loan rate fell modestly to 5.5% with a minimum 620 credit score. Check with
your mortgage broker or lender as rates will differ based upon credit score, amount of down payment and
assets/income.
