Benson Area Food Bank

The Benson Area Food Bank has been given a Community Challenge matching gift of $3,000 by an anonymous donor. All they need to do to get the donation is for others to donate a total of $3,000 between December 1 and December 31. This represents a significant gift to the food bank. All donations, coins, cash or checks will be accepted at the food bank located at 370 S. Huachuca St, Benson, Az 85602. All checks should be made out to "The Benson Area Food Bank" with the notation "Community Challenge."

The Benson Area Food Bank serves many people in Cochise County who need a little help. In 2009, they assisted more than 50 families a month with food boxes and helped over 300 people a month with assorted food items. A recent survey indicated that in the last 18 months there has been a 300% increase in the needs of the people of our community.

Anything you can do to help will be sincerely appreciated.

Wanted: FHA Mortgage Broker

One of the biggest obstacles facing buyers today is financing.

We had a buyer in Douglas whose lender kept changing the rules and asking for more from the buyer. It cost her time and money and eventually the lender backed out.

We have a buyer today shopping for an FHA loan. One lender said no because it was a manufactured home. Another said no because it was in a 100 year flood plain (even with flood insurance?) Another lender said no because it was not on a county maintained road. The buyer may have to go to a private party to get financing.

This is extremely frustrating to the buyer, it keeps another foreclosed property on the market and makes no sense. Two years ago lenders would have financed the property instantly considering the buyers credit and down payment. And they would have financed 100% with an interest only loan.

Please forgive my tirade. This is frustrating when in this economy we have qualified buyers who are prevented from buying.

USA Today reported on the state of foreclosures in Thursday’s edition. They mention national issues that face us here in Cochise County as it applies to the number of foreclosed homes on the market. As long as there is an abundant supply of foreclosures, home prices will continue to be impacted and held low. The points they raise are;
