New Listing – Well, actually it is a re-list after falling out of escrow. 3688 W. Calle 4, Bisbee, Cochise County, AZ.

A 2006 HUD manufactured home in excellent condition on 4.77 acres. 3 bedrooms (split plan) and 2 baths. Stainless kitchen appliances include dishwasher, range, refrigerator and microwave.

There is an issue with water. Water had been supplied from a neighbor’s well but a well share agreement was never recorded. A buyer will have to either drill a well or negotiate a well share with neighbor.

Asking $140,000.

Unique Homes Are Difficult To Finance

Unique homes are suffering in this strange market. Niche homes that utilize unusual building techniques, many of which are designed for energy efficiency, are tough to refinance. Buyers have a difficult time getting a loan. Even I cannot refinance and my home is not that unique. I have a home and guest house on 5 acres that cannot be refinanced, in this case because there are no comparable properties in the area for an appraiser to use (see “Fannie and Freddie Make it Difficult”).
