Foreclosure And Voting

If your home was foreclosed where do you vote in the midterm elections? This is an issue for many people who lost (or may lose their home before November 2nd). Where you vote is determined by your physical permanent address. But if you have no permanent addrerss, what do you do? A report by Fair Elections Legal Network tells of the impact of foreclosure on voting and offers state by state overview of election laws. The best advice? Contact your county registrar or election commission.

The American Dream Lives On

Over 72 percent of Americans say that owning a home is a part of their “dream.” That is down from 77 percent 6 months ago.

23 percent say they view owning a home more positively over the past 6 months while 19 percent view home ownership more negatively.

Among renters, 27 percent say they never want to own. And of those who do want to own, 68 percent said it will be more than 2 years before they buy.

Betting On The Recession

Analysts at Moody’s Analytics say that the possibility of double-dip recession and another 20 percent decline in home prices has risen to about 25 percent.

25 percent is still terrible odds.

Habitat For Humanity Resale

Not many people are aware that Habitat for Humanity operates resale stores. If you plan to renovate a room in your home you may want to check their store for materials, They sell both reclaimed materials as well as surplus (new) items. In addition to building materials they also have home furnishings and appliances. Habitat for Humanity stores are in many metropolitan cities. In Cochise County there is a store in Sierra Vista as well as one in Tucson.

Another source for surplus and reclaimed materials is DiggersList.com. Clicking the link will take you to DiggersList.com’s Tucson site. DiggersList is a web site for the DIY enthusiast that posts materials and services for sale, DIY tips and videos and lets you post ads to sell surplus materials or request help.

Quick News:
  1. Construction spending rose in June, driven by public projects. Most popular were power, sewage and waster disposal. Construction spending on single-family residential fell 0.7 percent in June.
  2. Alan Greenspan stated that a decline in home prices could result in a “double dipt” recession. Mr. Greenspan’s replacement at the FED, Ben Bernanke, told Congress the central bank was poised to act.
  3. Home ownership in 1960 was 61.9 percent. In 2010 it could hit 62 percent. Home ownership high was 69.4 percent in 2004. As families continue to consolidate into one household, ownership will continue to fall.

Real Estate Resale Fees

There is a movement underway to ban real estate resale fees. These fees take different forms and are a way a seller looses equity.

Here is what happens. A seller (often a home builder) establishes a resale fee at the time the home is sold. The next time the home is sold a fee is taken from seller proceeds and paid to a third, often undisclosed, party. This resale fee can be set up so that it is paid each time the property is sold over a 99 year period.

Rental Market Is Growing

The rental market is growing! A number of reasons;
  • Some owners having a tough time making payments are able to rent at a price sufficient to cover mortgage payments while themselves becoming renters in smaller space.
  • Owners having to move for job or other considerations are unable to sell at a reasonable price yet who can afford to move into a new home will rent the older home to cover costs until the market recovers.
  • Families displaced by foreclosure are renting until their credit and financial condition improves.
There are web sites to help if you want to rent your home or are looking for a place to rent. REALTOR®Mag has an article with some of these sites.
